The Claridge House Cooperative is located in the Foggy Bottom area of Washington, DC. It is close to the Metro and George Washington University. The coop consists of two buildings and contains 352 studio and one bedroom units. The South Building, located at 940 25th Street, was built first, in the 1950s. The larger North Building, located at 950 25th Street, was built in the early 1960s. The two buildings are connected on the first floor. The Claridge House is unique because of our high investor ratio. The Claridge House underwent a major renovation in 2008 and has been carefully maintained to our high standards. We maintain a large staff including a 24/7 concierge, porter staff, maintenance staff and management staff. We are self-managed but contract out our financials only.
Approximately 80 percent of our units are investor owned and rented out to local tenants. This makes for a constantly changing resident population; however this also presents financing challenges as we do not meet Federal lending requirements of having at least 80 percent of our units owner-occupied. Fortunately, there are a handful of local lending institutions that actively work with our Cooperative.
